The subject of today’s snapshot is for the neighborhood of Mission Bay, San Francisco, California. Based on our analysis, Mission Bay’s year-over-year [2020-2021] average rents decreased across all selected bedroom types.

Our standard neighborhood analysis uses a 12-month “LookBack” to establish an average baseline rent. The results from the 12-month LookBack analysis are presented in the tables below for Mission Bay 1–2-bedroom rents from December 1, 2020 – December 1, 2021:

As the table shows, 1BR units decreased by 3% from last year or $88 less, and the 2BR units decreased by 1% or $32 less. As demonstrated by the table above, year-over-year performance for 1BR and 2BR units saw no change in rent prices from last year.
